ABOUT ALIMAMA SPACES

Alimama Spaces owns and manages one of the largest short-term rental portfolios in South Africa, with a rapidly expanding footprint. We focus on operational excellence, data-driven decision-making, and building scalable systems supported by strong leadership.
We are seeking experienced Property Portfolio Managers to take ownership of defined portfolios, lead teams of Property Hosts, and ensure operational excellence, revenue growth, and strong asset performance.

ROLE OVERVIEW

The Property Portfolio Manager is responsible for the overall performance and day-to-day operations of a portfolio of properties. This role combines hands-on operational oversight, team leadership, owner and supplier engagement, and financial and performance accountability.

You will manage Property Hosts, coordinate with Housekeeping and Maintenance, and ensure each property in your portfolio performs optimally.

KEY RESPONSIBILITIES

Portfolio & Operational Management

  • Manage a defined portfolio of properties end-to-end
  • Ensure smooth daily operations across all properties
  • Conduct regular inspections and spot checks
  • Ensure properties meet operational, brand, and quality standards
  • Assist with onboarding and setup of new properties

Team Leadership

  • Manage, mentor, and support Property Hosts
  • Coordinate daily tasks, routes, and priorities across teams
  • Ensure accountability, performance, and professional conduct
  • Act as the escalation point for operational and guest-related issues

Revenue & Performance

  • Drive revenue growth and portfolio performance
  • Monitor occupancy, pricing, and performance trends
  • Assist with pricing optimisation where required
  • Prepare property and portfolio performance reports
  • Analyse data and compile insights for leadership

Stakeholder & Cross-Division Coordination

  • Liaise with property owners, contractors, and suppliers
  • Build and maintain strong supplier and owner relationships
  • Coordinate closely with Housekeeping, Maintenance, CX, and Finance
  • Ensure accurate information is relayed to Finance for owner statements
  • Assist with evaluating and analysing prospective properties

Administration & Reporting

  • Maintain accurate operational records
  • Prepare reports and performance summaries
  • Ensure compliance with internal SOPs and standards

REQUIREMENTS & QUALIFICATIONS

Essential

  • Based in Johannesburg or Pretoria
  • Willing to work weekends and public holidays
  • Valid driver’s licence and own reliable vehicle are mandatory
  • Proven experience in short-term rentals or property management
  • Prior supervisory or management experience
  • Strong organisational, coordination, and leadership skills
  • Excellent time management skills and ability to perform under pressure
  • High attention to detail
  • Tech-savvy with strong data analysis and reporting capability
  • Professional, responsible, and reliable
  • Strong communication and stakeholder management skills
  • Ability to analyse performance, market trends, and operational data
  • A team player with a proactive and solutions-driven mindset
  • Advantageous
  • 1–2 years supervisory or management experience
  • Body corporate, estate management, or residential property management experience
  • Strong analytical and reporting skills
  • Experience with pricing, yield, or revenue optimisation
